Conduit or Direct-Buried Cable? What to Ask For

When NBN or Telstra cable needs to run from your property to the street, many contractors default to direct-buried cable because it's quicker to install. The trade-off shows up later: if that cable ever needs repair, replacement, or an upgrade, the ground has to be dug up again. A conduit pathway avoids that. Signs You Need an Emergency Plumber

Not every plumbing issue can wait until business hours. Watch for water pooling around fixtures or under the house, a hot water system that's gone out with no warning, a burst pipe or visible flooding, or the smell of gas (leave the property, call your gas provider's emergency line, then a licensed plumber). A slow drip can usually wait for a scheduled visit. A burst pipe, sewage backup, or gas smell can't.

What Is a Water Compliance Certificate?

Under NSW tenancy rules, landlords can only pass on water usage charges to tenants if the property meets water efficiency standards: flow-restricted showerheads, no leaking taps or toilets. A water compliance certificate confirms the property meets that standard. It costs $135 + GST. Agents and property managers can book an inspection online, and once the property is compliant, the signed certificate is emailed straight through.

Blocked Drain or Something Bigger?

A single slow drain is often a local blockage: hair, grease, or debris near the fixture. But if multiple drains are slow at once, or a toilet gurgles when you run the sink, that can point to a blockage further down, in the sewer line itself.
